High sustainability ambitions for WM Automaterialen building
First pile sunk for new premises at PolanenPark, Halfweg
With the symbolic sinking of the first pile on 15 July 2020, Harm Harmsen of WM Automaterialen announced the firm’s arrival at Halfweg/Haarlemmerliede. Attended by Patrick Tammes (property developer Trajanus Vastgoed) and Marcel Bisseling (construction company VDR Bouwgroep), the occasion marked the start of work on the construction of a highly sustainable building at the PolanenPark business park, an SADC development. The four companies are showing that sustainable entrepreneurship adds value for both people and nature.
Situated on a 6,000 m2 plot, the companies aim to deliver an industrial building with an office, totalling approximately 2,500m2, with a BREEAM-NL Excellent certificate. It is expected to be completed in January 2021. At this BREEAM level, an ecological assessment of the location is also conducted and measures are taken to boost the location’s ecological diversity. VDR Bouwgroep from Deventer has taken on the responsibility of translating the complex guidelines of this sustainability certificate into every facet of the construction process.

Trajanus Vastgoed B.V. from Nijmegen invests in and develops industrial and commercial property. The company operates throughout the Netherlands and Germany, with a business based on long-term leases with solvent tenants, commercially responsible locations and high-quality buildings. In addition to project development, Trajanus has vast experience in all aspects of real estate, including acquisition, management, sale and purchase, leasing both as lessor and lessee, and commercial operation. The new development at PolanenPark is another positive addition to the collaboration between Trajanus Vastgoed and WM Automaterialen.
WM Automaterialen is a wholesaler for garage owners of parts and accessories for cars and commercial vehicles. The German company has 250 premises in seven countries, 6,700 employees and 250,000 items in stock. In the Netherlands the firm has bases in Utrecht, Zwolle, Arnhem, Wijchen and Lochem – and from 2021 also in Halfweg. From this new location, the company will be able to serve its customers in the Noord-Holland region. About 30 employees will eventually work at the new site. The company has an annual turnover of €1.5 billion and is growing fast. More new branches in the Netherlands are to follow.
VDR Bouwgroep is fully involved in the development of this project according to BREEAM-NL Excellent certification, from sketch to completion. The building will have a modern look with a multifunctional layout of industrial building and office space. The exterior, an aluminium frame, will fit in seamlessly with the surroundings. A high degree of sustainability will be achieved by reducing energy consumption through a combination of measures to minimise energy loss, such as high insulation values for the thermal shell. Systems will also be installed to generate energy sustainably, plus there will be extremely energy efficient fixtures. This will include a heat pump VRF system in the office and balanced ventilation with HRV for a healthy indoor climate in the office spaces. The charging points for electric cars will be accessible to both staff and visitors and will be powered by solar panels. These measures will ensure that the building is optimally in line with SADC’s sustainability ambitions.
