Proptimize and Built to Build are developing a 5 megawatt city distribution center in Amsterdam

Due to the scarcity of electricity and in anticipation of the City of Amsterdam’s goal to supply the city with CO2-neutral goods from 2025 to 2030, as well as the increasing demand for city distribution centers, Proptimize and Built to Build have initiated the development of AMS CityDocks on Business Park Amsterdam Osdorp. AMS CityDocks will be a “full-electric” city distribution center with a readily available 5 Megawatt electrical connection, located less than 15 minutes from the center of Amsterdam. The construction of the complex is scheduled to begin in early Q2 2024 and is expected to be completed a year later.

AMS CityDocks has been designed as a fully electric facility and will be constructed according to high sustainability standards. The complex has a total area of over 37,000 square meters, divided into city hubs ranging from 2,300 square meters to over 28,000 square meters, with an indoor bicycle storage for 140 bicycles and a parking garage for over 400 cars and vans, equipped with ample electric charging points.

Sustainability, a high-quality work environment, and nature-inclusive construction are central to AMS CityDocks. Based on these qualities, the complex aims to achieve a BREEAM 2020 **** Excellent certification and will include features such as heat pumps, 6,500 solar panels generating over 3 Megawatts of electricity, 90% FSI (Floor Space Index), light sensors, and water-saving measures. The facades and the outdoor area contribute to local biodiversity and natural values. Additionally, an adjacent park will be created, connecting the building’s rainwater drainage via an aqueduct.
